Closing Costs
No matter which type of financing meets your needs (FHA, NHHFA, Conventional or other) the amount of money need to close can be broken into three parts:

Down Payment (determined by your goals and program requirements)

Closing Costs (most everyone who's paid in conjunction with your financing)

Escrow/Pre Paid Items (funds collected at closing for future property bills)
There are certain standard costs associated with closing the sale of a house. These fees are split between the buyer and the seller, as spelled out in the sales contract.
As your agent negotiates the sales contract for you, we can assist in not only work to get the sales price you want, but slso work to limit the number of closing costs for which you will be responsible.
We will walk you through the closing costs, answering any questions you may have explaining which costs are decreed by law to be yours and which are negotiable.
Good Faith Estimate
Applicants will receive a "Good Faith Estimate" (GFE) of closing costs, escrows, down payment and monthly mortgage payment at the time the loan application is submitted. We prepare the GFE in a very conservative manner. In this way, we don't end up with last minute surprises! Once an application is completed you will have a secure, online "file cabinet" where we can provide any number of GFEs based on properties under consideration. This is one of the more important responsabilities we have a we treat it as such!
